Lowndes Place Duplex Sells for £15.55 Million

A five-bedroom duplex in the heart of Belgravia has sold through United Kingdom Sotheby’s International Realty for £15.55 million, just £200,000 below its asking price.
A Strong Result in Belgravia
The 4,198 sq ft residence on Lowndes Place achieved £3,704 per sq ft, a strong result that reflects the quality of its turnkey interior and the continued appeal of secure, well-serviced homes in this part of London. Previously marketed by another agency for £20 million, the property was relaunched by United Kingdom Sotheby’s International Realty in January with a revised asking price of £15.75 million.
The sale demonstrates the importance of an informed pricing strategy at the upper end of the market. While an exceptional address and beautifully finished interior will attract interest, buyers of prime London property remain highly discerning. Relaunching the apartment at a price that accurately represented its place in the market helped to generate the right level of attention and ultimately resulted in a sale within 1.3 per cent of the asking price.
American buyers were introduced through the Sotheby’s International Realty network, illustrating the reach of the brand among international purchasers searching for a London base. A swift exchange followed, supported by experienced solicitors acting on both sides.
The Privacy of a House, the Security of a Portered Building
For these buyers, the apartment’s privacy and security were among its greatest strengths. Although part of a fully portered building connected to the Chesham Place Estate, the duplex has its own independent entrance. It is approached through a secure, gated front garden reserved solely for the apartment, giving it a sense of separation that is unusual for a property of this kind.
Inside, the arrangement feels closer to a private house than a conventional apartment. Extending across two floors, the residence has generous lateral proportions and high ceilings throughout. The entrance hall is centred around a sweeping staircase, establishing a strong architectural focal point and creating a natural distinction between the principal living spaces and bedroom accommodation.
The west-facing reception room is particularly generous, with space for several seating areas. It opens into an integrated kitchen, forming a large living and entertaining space that overlooks the landscaped private garden. The connection between the interior and garden is another rarity in central Belgravia, particularly when paired with the convenience and security of a portered building.
Designed as a Turnkey London Home
Each of the five bedrooms has its own bathroom, with bespoke joinery providing plenty of fitted storage. Marble is used throughout the bathrooms, while a considered palette of timber, stone and softly coloured finishes gives the rooms warmth without overwhelming their architectural proportions.
The apartment was designed to work as an immediately usable London home. Air conditioning and underfloor heating are complemented by a home-automation system with integrated lighting controls. For an international buyer, the ability to arrive without having to undertake a lengthy refurbishment can be a decisive advantage, especially when the property is intended as a pied-à-terre rather than a full-time residence.
“The price per square foot achieved was strong and reflected the quality of the turnkey finish,” says Rowland King, Senior Director of Sales at United Kingdom Sotheby’s International Realty. “The privacy, security and exclusivity of being attached to the Chesham Place Estate were deciding factors for the buyers.”
Five-Star Service on the Chesham Place Estate
Residents of the estate benefit from five-star porterage and 24-hour security, offering the reassurance of a closely managed building while preserving the independence of a private home. For overseas purchasers who may spend periods away from London, this level of service allows a property to be left securely and made ready ahead of each visit. It also offers discretion, an increasingly important consideration among buyers at this level of the market.
Between Belgravia and Knightsbridge
The address places the apartment between Belgravia and Knightsbridge, within easy reach of Sloane Street and Harrods. The restaurants, hotels and shops of the surrounding neighbourhood are close by, while the garden squares and stucco-fronted streets for which Belgravia is known give the area a quieter residential character. Residents may also be eligible to apply for access to the private gardens of Belgrave Square, subject to separate negotiation with Grosvenor.
The International Appeal of Prime London
The transaction highlights several of the qualities currently sought by international buyers in prime central London: an exceptional location, substantial proportions, outside space, comprehensive security and an interior requiring no further work. Lowndes Place offered all of these while retaining the privacy and independence more commonly associated with a house.
Its sale also underlines the advantage of presenting a property to the right audience from the outset. Through the Sotheby’s International Realty network, the residence reached buyers beyond the domestic market whose requirements closely matched what it offered. Combined with a carefully judged asking price and an efficient exchange, that international connection helped to bring the transaction to a successful conclusion.
At £15.55 million, the result represents a significant sale for Belgravia and a notable example of how strategic pricing, global reach and a clear understanding of a buyer’s priorities can come together in the prime London market.
